Design planning is where the money is saved and the character is created. We draw, render and price the home before we build it.

Why It Matters

The cheapest change order is the one drawn six months early.

Most budget overruns aren't caused by materials — they're caused by decisions made too late. When cabinetry, lighting, tile layout and closet interiors are drawn during design, they get priced accurately and built once.

Because we build what we draw, our drawings are constructible. There's no gap between a pretty rendering and what our crews and trade partners can actually execute, and no one reinterpreting the design at the last minute.

Discovery

We start with how you live: who's in the house, what frustrates you about the current one, and the three things this home has to get right.

Site & feasibility

Lot survey, grade, drainage, views, setbacks and utilities. The plan is shaped by the site before it's shaped by a wish list.

Floor plans

Iterative plan development at real scale — furniture, appliance clearances and traffic paths tested on paper, not on site.

Renderings & elevations

Photoreal exterior and interior renderings so you approve the actual home, including materials, before footings are poured.

Millwork drawings

Shop drawings for every cabinet run, closet, built-in and paneled wall — dimensioned, so nothing is left to a default detail on site.

Selections & budget

Finishes, fixtures and appliances specified with real pricing, producing a construction budget that holds.
